Our Basic Plan Starts at $599/year

The Basic Plan can be purchased for any home up to 3,000 square feet. You must purchase the Premium Plan for homes over 3,000 square feet. Our basic package provides coverage of the following systems, with exclusions listed in our brochure.

Premium Plan

Our Premium Plan Starts at $799/year

You must purchase the Premium Plan for homes over 3,000 square feet. The Premium Plan can be purchased for any home (including homes under 3,000 square feet) up to 6,000 square feet. The Premium Plan covers more items with higher limits of coverage… Our premium package provides coverage of the following systems, with exclusions listed in our brochure.

Do you cover manufactured or mobile homes?

We’re sorry, but Earl’s Home Warranty does not cover manufactured or mobile homes at this time. Thank you for your interest.

Is there a square footage limit for coverage?

Earl’s Home Warranty does not cover homes over 6,000 square feet at this time. We apologize for any inconvenience this may cause.

Will a home warranty cover my rental property?

Earl’s Home Warranty does not cover any form of short-term rental or “hotel” style accommodations, including but not limited to listings on Airbnb and Vrbo. For long-term rentals, please contact our office directly.

Will a home warranty cover all of the repair or replacement costs of my home’s systems and appliances?

This plan has limits. Many repairs will cost more than these limits.

This plan is designed to help cover the cost of unexpected home repairs on covered systems and appliances. This plan will NOT cover all the costs of repairs on covered systems and appliances.

Am I required to have a home inspection before my coverage begins?

All Earl’s Home Warranty Plans require all covered systems, appliances, and items to be in proper working order BEFORE coverage takes place.

Therefore, prior to the start of coverage, Earl’s will perform a covered item review, at no cost to you, to verify the condition of covered items and ensure they are working properly.

If you had a recent home inspection, a copy of your inspection may be requested before the start of coverage. Earl’s Home Warranty does not cover any pre-existing issues.

Direct Homeowner purchases will require a covered items review.

Real estate transactions will require home inspection with any needed repairs completed to any items that Earl’s Home Warranty will cover.
