Got Questions?… We Have Your Answers…

These are the most common questions that we get asked from our customers.

How Long Should a Water Heater Last in Frisco, TX?

For a standard professional-grade, 6-year natural gas tank water heater installed in North Texas, the realistic lifespan is 9 to 12 years. That’s a meaningful range, and several factors influence where a particular unit lands within it.

Location matters — attic-installed units face different stress than those in a temperature-controlled garage. Water quality plays a role too. And brand and model make a difference, with older models from established manufacturers often outperforming newer versions despite the hardware improvements that have happened over the decades.

One thing many Frisco homeowners don’t know: a salt-tablet water softener can actually shorten the life of a tank water heater by one to two years. The slightly saline water has a long-term corrosive effect on the interior of a steel tank. If your water heaters are located in the attic or above a living area and you have a water softener, we encourage proactive replacement rather than waiting for a failure.

Units purchased from big-box home improvement stores typically last 7 to 9 years — noticeably shorter than professional-grade units — and are more prone to requiring repairs during that window.

Which Water Heater Brand Does Earl’s Plumbing Recommend for Frisco Homes?

There are only three manufacturers that produce tank water heaters in the United States, collectively responsible for over 20 brands. AO Smith leads market share at roughly 46% and makes the State, State Proline Master, Lochinvar, Reliance, and American brands, among others. Rheem holds about 33% and produces Ruud, Richmond, and American Standard units alongside its own branded line. Bradford White holds the remaining 20% and makes only its own brand.

Earl’s Plumbing has chosen to work with Bradford White and the State Proline Master series based on consistent real-world performance and longevity. We offer both in 6-year and 10-year warranty configurations for Bradford White, and 8-year and 12-year options for State Proline Master.

One important note: the Rheem units sold at major home improvement retailers are not manufactured in Rheem’s own facilities. They’re produced under a licensing agreement and don’t meet the same quality standards. They also require parts to be shipped in for repairs, which means days without hot water for any service call.

In addition to traditional tank water heaters we also install and repair tankless water heaters in Frisco!

What Does Water Heater Installation Cost in Frisco, TX?

The range is wide, and that’s because multiple factors shape the final price — the model and warranty tier you choose, whether the unit is going in the garage or attic, whether an expansion tank is required by your city’s code, and how many units are being installed.

As of late 2024, Earl’s Plumbing’s installation prices for the Frisco area run between roughly $1,850 and $5,150. That lower end represents a single 6-year unit in a standard garage installation. The upper end reflects two attic-installed units with a longer-warranty model and a more involved installation. Every quote we provide includes all required materials — expansion tank, new shutoff valves, stainless flex lines, gas flex and sediment trap, and proper T&P relief line configuration.
We can quote the majority of installations over the phone or by text using a few photos. We prefer this approach because it saves you the cost of a dispatch visit even if you end up going with another company.

What Should a Proper Water Heater Installation Include in Frisco?

This is one of the most important questions a Frisco homeowner can ask when getting quotes. A legitimate installation includes significantly more than just swapping out the tank. The total cost of materials for a properly done job runs $300 or more above the cost of the unit itself.
What Earl’s Plumbing includes in every installation:

  • New quarter-turn ball shutoff valve on the water supply
  • New stainless steel water flex lines at inlet and outlet
  • Properly sized and inflated thermal expansion tank (where required by code)
  • New yellow gas flex line with sediment trap
  • Correctly configured temperature and pressure relief line
  • Inspection and replacement of the drain pan if needed
  • Proper exhaust venting attachment and inspection
  • Free haul-away and disposal of the old unit

Companies that quote only the unit replacement and skip these components are often referred to in the trade as “tank yankers.” The omissions may look like savings upfront, but they create real risk and often result in additional costs when problems surface later.

What Are the Warning Signs That a Frisco Water Heater Needs Replacing?

Age is the biggest factor, but a few specific indicators suggest a unit may be failing:

  • Standing water in the emergency drain pan beneath the unit
  • Inlet or outlet nipples at the top of the tank that appear to be bending or are no longer perfectly straight
  • Rust streaks along the outside of the tank, particularly at the top seams
  • A unit that needs to be reignited repeatedly — most water heaters should never need relighting during their service life
  • Hot water that runs out more quickly than it used to
  • Grumbling or gushing sounds when hot water is in use

What Frisco Homeowners Should Know About Their Water Heater Market

A few facts worth knowing:

  • In Collin and Denton Counties, over 96% of water heaters run on natural gas — both tank and tankless
  • 50-gallon tank water heaters make up roughly 98% of residential installations in North Texas; 40-gallon and 75-gallon units are uncommon in single-family homes
  • Electric tankless water heaters are generally not capable of supplying an entire home in North Texas, particularly in winter months when incoming water is colder — they’re suited to point-of-use applications only
  • Despite the growth of tankless systems in new construction, tank water heaters still represent about 85% of the North Texas residential market

What's the Real Difference Between One Water Heater Model and Another in Frisco?

The three US manufacturers produce units across a wide range of brand names and warranty tiers, but the fundamental product is similar across brands at any given warranty level. The meaningful differences tend to come down to component quality — the anode rod, the gas valve, and the drain spout — which better-warranty models address with higher-grade parts.
The manufacturer is, in effect, betting that those upgraded components will help the unit reach the warranty period without a failure claim. A 10-year warranty model isn’t built on a completely different platform than a 6-year — it’s equipped with parts the manufacturer believes will last longer.
The exception, as noted above, is retail store units. These are manufactured separately under licensing agreements and don’t reflect the same quality standards as units sold through professional plumbing distributors.

What Should I Do If My Frisco Water Heater Is Leaking?

Every water heater should have a dedicated shutoff valve on the cold-water inlet line — typically on the right side as you face the unit. Find the inlet line at the top of the tank and trace it to the shutoff valve. If the installation was done properly and the unit is under 12 years old, the valve should still function.

If the valve handle looks like a hose spigot (a gate valve rather than a ball valve), there’s a real chance it won’t close fully or at all. If you’re unable to stop the water at the unit’s valve, locate and shut off the main water supply to the home.

If your water heater is leaking and you can’t get it to stop don’t hesitate to call Earl’s for water heater repair in Frisco!

Do I Need a Thermal Expansion Tank With My Frisco Water Heater?

An expansion tank is required whenever a “closed loop” system exists — meaning a device in your water system prevents water from flowing backward into the supply line. In Frisco and the surrounding North Dallas area, the three most common situations that create a closed loop are:

  • A pressure reducing valve (PRV), which most homes in Frisco, McKinney, and Prosper have installed
  • A reduced pressure zone (RPZ) backflow preventer, typically required when a whole-house water softener or filtration system is installed
  • A recirculation pump with a check valve, which directs water flow in one direction and eliminates the ability of expanded water to relieve pressure back through the supply

When a closed loop is in place and no expansion tank exists, the thermal pressure created by a heating water tank has nowhere to go. This creates stress on the system and can cause component failures or damage. Expansion tanks have a service life of 5 to 7 years — shorter than the water heater itself — and should be replaced proactively. In our experience, roughly 40% of water-heater-related home flooding events are actually caused by a failed expansion tank, not the water heater itself.

What Are Common Problems With Water Heater Installations in Frisco?

The most common installation problems we see fall into two categories. The first is unlicensed work — DIY installs or handyman companies that aren’t licensed to perform natural gas plumbing in Texas. These installs bypass the permit and inspection process that catches the vast majority of installation errors.
The second is low-bid licensed contractors who complete the installation without including the required ancillary components. The unit gets replaced, but the shutoff valve, flex lines, expansion tank, gas line, and other parts stay in their original aging condition. When those components fail, which they do, the homeowner faces unexpected repair costs on top of what they’ve already paid.

“I received very responsive and professional service from Earl’s Plumbing. Everything from sales, scheduling and the on-site installation was top notch. But their level of service has won me over.”
